According
to 90% sellers most of their successful deals are signed with the help of real
estate agents. Despite of such popularity, real estate agents often experience
harsh behavior of sellers. Often real estate agents grab excellent deals for
the sellers. They make selling process faster and often at a higher price.
However,
most of the sellers do not know how to deal with a real estate agent. There are a few things
that you never have to say to your real estate agent. Then there are some
issues and facts that you never have to hide from your real estate agent. There
is no shortage of opportunities for a good real estate agent. Sellers are
always in search of a good and trustworthy agent they can use as their right hand.
In such
cut-throat situation, losing a good real estate agent is like losing a lot of
opportunities. Dean Graziosi, real estate millionaire always teaches his
students to behave and act gently with their agent. Some of the things that we
say to the real estate agent can cause the deal to be slowed down, aborted or
in some cases the agent might leave the seller.
Dean
suggests to follow a list of things that you should never say to your real
estate agent. Dean Graziosi is a successful entrepreneur, a millionaire and a bestselling
author. He started his career by selling motor parts and then gradually turned
towards real estate business. His first real estate deal was purchasing and
selling of a run-down apartment building.
After
making first successful deal, Dean never looked back. Today he is a well known
face on TV. He runs infomercials since 1998, probably one of longest running
infomercials.
Dean Graziosi
shares his knowledge with novice and aspirants. Let us have a look on things
that you should never say to your real estate agent.
Keep the Secret:
Sellers often urge agents to lie on their
behalf. There are some defects (termite issue, sewerage, drainage etc.) that he
wishes to be kept secret in order to get rid of the house. The seller is
unaware of the fact that hiding such issues from buyer is illegal. If these
issues are caught by buyer after purchase of the property, the buyer can sue
the seller.
By
asking the agent to keep his secret, seller is actually pursuing the agent to
lie along with him and involve in breach of legal formalities. Often agents are
hesitant to work with such sellers as this can put their own reputation at
stake.
You Do Not Know about Worth of My
House:
Only I
know what true worth of my house is, don’t bring people who are unaware of
actual prices. These and other similar statements are often heard by real
agents. Thinking that only you know worth of your house is utterly absurd.
Often agents are more aware of market trends as compare to the sellers.
Accusing them of not knowing ‘worth’ of a property can actually upset them. In
most of such cases, the agent leaves the seller and move to some better place,
with a better client.
Please Charge Half of your Commission:
Of
course, commissions are negotiable, but do not take the statement too
seriously. A 1% - 3% reduction of the commission is understandable. But asking
for a whopping half of the commission is stupid and unjust.
