Adding a short-sale agent to your team

If you consider your business to be big enough to add one more agent, then you should as a short sale real estate agent. But you have to be very clear as to your expectations, states Dean Graziosi. The reasons for which short-sales agents are used can be found in this list compiled by Dean Graziosi in order to help real estate businesses into a great start.

 ·         A short-sale agent has to be the best negotiator ever, with a great credibility with sellers and lenders.
·         You should give your business access to a Multiple Listing Service (mls), but must always be on the lookout for properties before they are listed. Of course, the mls give you a great chance for selling your properties
·         Try to find tenants for concluded transactions that you will be holding for a long period of time.
·         Assist your agents with showing of your properties.

One more benefit in hiring a short sale agent is that they work on commissions. This way, they will give great interest in selling or renting your properties, since you do not have to pay them if they do not do so.Commission arrangement feels to some real estate agents as a weakness, since they are not actually your employees, but independent contractors. If your business doesn’t seem valuable on the market, and they believe you are wasting their time, they will move on to another agency.

Hiring an agent requires clarification of their responsibilities and Dean Graziosi piled up a set of questions for you to ask your future agent, in order to see if he is the most qualified choice for you:

·         Does your agent have the necessary connection in order to find properties before they hit the mls?
·         What’s his previous experience in short sales?
·         Did your agent take the National Association of Realtors Short Sale course?
·         Has he previously worked directly with one of the more lien holders?
·         What’s the actual number of short sales that he has closed? Ask him to explain the short sale process and his usual timeframe in closing a deal.
·         What’s the number of short sale buyers that he has previously assisted?
·         Do they own any short sale properties themselves?
·         Is he comfortable with helping locate tenants for your properties?

The answer to these questions will provide you with a clear image of your possible expectations from your agent. Don’t hurry in selecting a short sale agent. Take the time in order to find the most suited agents for your business and your property profiles.  Check your agent availability and whether he is also contracted by other agencies. A too busy agent with success in other agencies may not give his best interest to you. Try using recommendations from people you know in order to find the perfect agent for your business and attract them with a large commission but without damaging your profit. You will succeed in finding the perfect agent for you, although it requires a great time and effort investment.
